Home Insurance Inspections
Our Home Insurance Inspections help homeowners renew their home insurance policies or help buyers get a new insurance policy on their newly purchased home. These inspections have grown in necessity since insurance companies started pulling out of California and the insurance companies that are still issuing policies are requiring homeowners or buyers to get a Home Insurance Inspection before policy renewal or issuing a new policy.
Home Insurance Inspections are also known as 4 Point Inspections because home insurance inspections focus on the 4 major aspects of your home:
- Roofing System
- Electrical System
- Plumbing System
- HVAC System
When performing Home Insurance Inspections our home inspector will take a look at the entire building and each one of the major systems (roof, electrical, plumbing, and HVAC). After inspecting these items, we’ll prepare a report for you with our findings and then generate a Home Insurance Inspection report for you with a separate, simplified, home inspection checklist report for you to send to your insurance company.
Should you choose to repair some of the items noted in the report to get a better grade on your report, you can then schedule a re-inspection at $300 to have the repairs verified and the report updated.

What are Home Insurance Inspections?
Home insurance Inspections, or 4-point Inspections, are a targeted examination of the crucial systems of the home for insurance purposes, highlighting the condition and functionality of four major components of your home.
Our focused home insurance inspections, or 4-point inspections, are particularly significant for insurance companies to assess potential risks and determine the insurability of a property. By concentrating on these critical areas, homeowners can address necessary repairs or updates that might affect their insurance coverage and premiums.
At Golden Gate Home Inspections, all of our home inspectors who perform home insurance inspections are certified, by either InterNACHI, ASHI, or CREIA. They are trained to inspect each system of a home and are specialists in inspecting the wide variety and ages of properties in the San Francisco Bay Area.

What do Home Insurance Inspections include?
Roof Inspection
Our Home Insurance Inspections evaluate the overall condition and remaining lifespan of the roof. Inspectors look for signs of wear, leaks, missing or damaged shingles, and any other factors that could compromise its integrity or lead to future damage.
Electrical System Inspection
Home Insurance Inspections assess the electrical panel, wiring, circuit breakers, outlets, and safety features such as ground fault circuit interrupters (GFCIs). This part of the inspection ensures that the electrical system is up to code, functioning safely, and without any potential fire hazards.
Plumbing System Inspection
During Home Insurance Inspections our inspectors assess the condition and type of pipes, fixtures, faucets, and joints, as well as the water heater. Inspectors look for any signs of leaks, or water damage, and evaluate the overall plumbing system’s health and functionality.
HVAC Inspection
Home Insurance Inspections provide an assessment of the condition, age, and efficiency of the heating and cooling units. This includes ensuring that these systems are in good working order, properly maintained, and do not pose any safety risks.
