What's Included in a Roof Inspection?

Roofing Membrane

Detailed inspection of the roofing systems coverings. We look at the general condition of the coverings as well as searching for defects, gaps or separations that could lead to moisture intrusion of the interior space.

Flashing System

Visual inspection of the flashing systems with attention given to connection points, age, condition and any areas that could lead to moisture intrusion.

Roof Drainage Systems

Detailed evaluation of the roofs drainage systems that looks for any blockages or clogs impeding the flow of moisture from the roof away from the home.

Skylights, Chimneys and other Roof Penetrations

Inspection of the skylights, chimneys and other roof penetrations. We look for any gaps, separations, rust and general defects that can contribute to further degredation of the roofing system.

The average roof inspection cost in the San Francisco Bay Area is $425-$585 for single family homes and multi-unit buildings, and $1285 for a commercial roof inspections.

The final cost of a roof inspection varies and depends on the total square footage and the complexity of the building. 

Roof inspections are normally included in our other inspection types but they can also be ordered a la carte.

A roof inspection looks at the homes roofing installation system-by-system. Our inspectors will check the coverings, flashings, drainage system, penetrations, chimneys and skylights. 


The scope of a roof inspection can be customized to your needs i.e. having a moisture intrusion issue or if you need an independent inspection after a new roof installation.

Roof inspections normally take about 1 to 2 hours depending on the size of the property.


For larger inspections such as multi-unit roof inspections or commercial roof inspections, the timing may take longer. A general rule of thumb is 1 hour per 1000 square feet.

Scheduling is normally possible within 1 to 3 days from the time you call us. 


We have a team of inspectors so finding a time for you last minute is possible. 

Our inspection reports are usually delivered in 1 to 2 days after the inspection.


Same-day roof inspection reports are possible at an additional fee of $75. 

No, we do not give prices for repairs on deficiencies that we identify. It is usually best to take the report to a licensed roofing contractor and get an estimate from a professional in your local area as prices vary greatly throughout the San Francisco Bay Area.
