Multi-Unit Inspections

Multi-unit inspections on multi-family properties can be customized to your needs. We can do a full multi-unit inspection of the entire building including reports on each unit, or, we can do a slimmed down inspection that focuses on the major systems only and one unit as an example of the additional units.

Our inspection reports can provide you with a full view of the current state of the building from the individual units to the roof, exterior, and other major systems.

We provide full property inspections for Multi-Unit dwelling‘s whether they be mixed-use i.e. residential and commercial, or full residential. Depending on the size of the property, we are able to provide multiple inspectors to come out and cover the square footage in a reasonable amount of time, and with minimal impact on current tenants, but you should expect the inspection to take 3-4 hours at a minimum depending on the size of the property.

 

Our multi-unit inspections are designed to examine all the major systems of the property in addition to evaluating each unit individually. However, we can also limit the number of units if it is desired by the client.

What's Included in a Multi-Unit Inspection?

Roof Inspection

Examination of the entire roofing system including the roofs coverings, flashings, drainage systems, skylighrts, chimneys, and roof penetrations.

Foundation Inspection

Visual examination of the foundation and structural elements of the home including inspection of the crawlspace and/or basement.

Electrical System Inspection

Visual inspection of the subpanel inside the unit, branch wiring circuits, breakers and/or fuses, and identification of panels capacity.

Exterior Inspection

Inspection of the exterior of the home including the siding, flashing and trims; walkways, patios and driveways; and the grounds and drainage of the property.

Plumbing System Inspection

Investigation of the homes plumbing system including water supply and drainage lines, gas supply lines, and water heater.

HVAC Inspection

Inspection of the homes heating and cooling systems assessing the general condition and proper functionality of the systems.

Unit-by-Unit Inspection

Detailed inspection of each of the units interiors, assessing the general condition, appliances, testing electrical and plumbing functionality and looking for any issues related to moisture intrusion and structural movement.

Common Areas

Visual inspection of the common areas of your building including any storage areas and parking spots.

A multi-unit inspection starts at $885 and includes inspection of the entire building plus one unit. Additional units are $200/unit. 

 

The final cost of the multi-unit inspection depends on how many units need to be inspected and any other services added on such as a Termite Inspection. 

Our multi-unit inspections look at the properties roof, exterior, foundation, electrical system, plumbing system, HVAC units, common areas and then inspections done unit-by-unit.

 

The scope of a multi-unit inspection can be customized to your needs i.e. the entire building plus a sampling of units, or all of the units. 

Multi-unit inspections normally take about 2 to 4 hours but the timing largely depends on how many units you need inspected and the level of detail you are requesting. 

Scheduling is normally possible within 1 to 3 days from the time you call us. 

 

We have a team of inspectors so finding a time for you last minute is possible. 

Our inspection reports are usually delivered in 1 to 2 days after the inspection.

 

Same-day multi-unit inspection reports are possible at an additional fee of $250. 

No, we do not give prices for repairs on deficiencies that we identify. It is usually best to take the report to a licensed general contractor in your local area as prices vary greatly throughout the San Francisco Bay Area.

We can either inspect all of the units with the report organized so that you can see patterns in necessary repairs or it can be selective if you already have a general idea of the condition of the units.
