Multi-family inspections can be customized to your needs. We can do a full multi-family inspection of the entire building including reports on each unit, or, we can do a slimmed-down inspection that focuses on the major systems only and one unit as an example of the additional units, normally called an investor inspection.

Whether you want the full inspection or partial, our Home Inspectors can help you protect your investment by providing you with an accurate assessment of your multi-family purchase before you buy. Our inspection reports can provide you with a full view of the current state of the building from the individual units to the roof, exterior, and other major systems.

We provide multi-family inspections for multi-family buildings whether they be mixed-use i.e. residential and commercial, or full residential. Depending on the size of the property, we are able to provide multiple inspectors to come out and cover the square footage in a reasonable amount of time, and with minimal impact on current tenants, but you should expect the inspection to take 3-4 hours at a minimum depending on the size of the property.

Our multi-family inspections are designed to examine all the major systems of the property in addition to evaluating each unit individually. However, we can also limit the number of units if it is desired by the client.

Typically, multi-family inspections include an evaluation of the building itself as well as unit-by-unit inspections depending on the needs of the buyer. What do Multi-Family Inspections include?

Roof Inspection

Examination of the entire roofing system including the roof coverings, flashings, drainage systems, skylights, chimneys, and roof penetrations.

Foundation Inspection

Visual examination of the foundation and structural elements of the home including inspection of the crawlspace and/or basement.

Exterior Inspection

Inspection of the exterior of the home including the siding, flashing, and trims; walkways, patios, and driveways; and the grounds and drainage of the property.

Electrical System Inspection

Visual inspection of the service entrance conductors, electrical main and sub-panels, branch wiring circuits, breakers and/or fuses, and identification of panels capacity.

Plumbing System Inspection

Investigation of the home’s plumbing system including water supply and drainage lines, gas supply lines, and water heater.

The average cost of multi-family inspections in the San Francisco Bay Area starts at $895 and includes the entire building, common areas and MEPs and many units as you’d like inspected at $200/each.

The final cost of multi-family inspections varies and depends on the size of the building, the number of units to be inspected and any other services added on such as a Termite Inspection. 

Our multi-family inspections look at the home’s HVAC system, interior plumbing and electrical systems, roof, attic, floors, windows and doors, foundation, basement, and structural components.

The scope of multi-family inspections can be customized to your needs i.e. the entire building plus a sampling of units, or all of the units. 

Multi-Family inspections normally take about 2-4 hours depending on the scope of the inspection your request. See below for average time frames: 

• 1-2 Units – 2 to 3 Hours

• 4-8 Units – 3-4 Hours

• 8 Plus Units – 4-6 Hours and may include an additional inspector

Scheduling is normally possible within 1 to 3 days from the time you call us. 

We have a team of inspectors so finding a time for your last-minute inspection is possible. 

Our inspection reports are usually delivered 2 to 3 days after the inspection depending on the size of the property.

If you have a tight inspection contingency, next-day inspection reports are possible at an additional fee of $250. 

No, we do not give prices for repairs on deficiencies that we identify on multi-family inspections. It is usually best to take the report to a licensed general contractor and get an estimate from a professional in your local area as prices vary greatly throughout the San Francisco Bay Area.
